  • Attract and retain tenants for the property.
  • Coordinate advertising.
  • Schedule and show vacant properties.
  • Tenant screening (credit, eviction, and criminal background checks).
  • Handle all negotiations with tenants with respect to leases. All such agreements are subject to the approval of the Owner. However, the Owner may provide the Manager with authorization to lease under certain specified terms and conditions.
  • Supply all necessary lease documents for signing with new resident.
  • To collect all rents due and issue receipts accordingly.
  • To render to the Owner a monthly accounting of rents received and expenses paid out; and to remit to the Owner all income, less any sums paid out.
  • Respond to phone calls and correspondence from tenants.
  • Employee and vendor supervision.
  • Coordinate repairs and maintenance services.
  • Create and mail violation notices.
  • 24 hour emergency service.
